Rose-Wiles Bed & Breakfast Reservation and Cancellation Policy

All guests of Rose-Wiles Bed & Breakfast, LLC (also referred to herein as "Rose-Wiles Bed & Breakfast" or "Owners"), acknowledge they are legally bound and hereby release from liability, indemnify, and hold harmless the Rose-Wiles Bed & Breakfast, LLC and any of its employees or agents representing or related to the Rose-Wiles Bed & Breakfast, LLC as regards to their stay at the Rose-Wiles Bed & Breakfast, LLC. This release is for any and all liability for personal injuries (including death) and property losses or damage occasioned by, or in connection with, any activity or accommodations at this property. The act of booking with the Rose-Wiles Bed & Breakfast, LLC is acknowledgment of, acceptance of, and agreement with this liability release for person(s) making the reservation and their invited guests.  

Reservations

All reservations at Rose-Wiles Bed & Breakfast are confirmed with a valid credit card and a signed Guest Lodging Agreement. Guests must be 21 years of age or older to book a room. 

By making a reservation, Guests acknowledge they are reserving a room for up to two adults* (maximum capacity per room) both of whom must be registered guests. Any additional guests must be discussed with, approved by, and registered with the Owners before booking. Addtional fees apply.

 

*Children, defined as ages 12 and under, are welcome, limited to two per room. Owners have air mattresses or crib mattresses available if extra bedding is needed. Additional fees apply.

Deposit and Payment
A deposit of one night’s stay (plus applicable taxes) is charged at the time of booking. The remaining balance is charged 72 hours prior to arrival. For reservations made within 72 hours of arrival, the full amount is charged at booking.

The state of Georgia requires collection and remittance of a nightly fee in the amount of $5 per room. The reservation system calculates the first night of this fee. Additional nights beyond the first will also be charged this state mandated fee, with the final balance due reflecting all state and local taxes and fees for the duration of the stay.

 

State and local taxes and fees will be added to the base cost of each room daily.

 

Rose-Wiles Bed & Breakfast uses PayPal, Inc.® for billing and payment processing. All major credit and debit cards, as well as PayPal, are accepted.

A receipt will be emailed by Rose-Wiles Bed & Breakfast via the online reservation system. This usually occurs within 24 hours of booking the reservation.

Damage Note: In addition to a valid government issued photo ID, the credit or debit card on file will have a $100 hold placed on it prior to check-in for use in the event of incidentals, damages, cleaning fees, etc. This hold will be released upon check-out and inspection of the room(s). 

 

As we strive to do business electronically, reservation confirmations will be provided via email.

Cancellation Policy

Cancellations made 14 days or more before the scheduled arrival date will receive a full refund, minus a $25 processing fee. Cancellations made less than 14 days before arrival will forfeit the one-night deposit. Cancellations made within 72 hours (3 days) of arrival, or failure to arrive (no-show), will be charged the full reservation amount.

Early Departure
Guests who depart early are responsible for the full reservation amount.

Changes to Reservations
One date change is permitted without penalty if requested at least 14 days prior to arrival, subject to availability.

Weather and Unforeseen Circumstances
If severe weather or unexpected emergencies arise, Guests are encouraged to contact the Rose-Wiles Bed & Breakfast directly. The Owners will always try to respond with fairness and understanding.

Minimum Stay
All bookings require a minimum of two nights.

Availability
The Rose-Wiles Bed & Breakfast operates [mainly] on weekends only. Additional nights before or after the weekend or during the week are negotiable, on a case-by-case basis. Contact the Owners directly to discuss your needs.

Check In / Check Out

Check-in: Friday - 4:00 p.m. to 9:00 p.m. (Late arrivals by arrangement.)
Check-out: Sunday - no later than 4:00 p.m. Sunday.

Breakfast

Coffee and tea will be available starting at 6 a.m. Assorted breakfast items (hot and cold) will be served to guests in the dining room each morning. Exact breakfast times may vary. Please communicate any allergies or special needs at the time of booking.

Parking

Street parking on College Street and Slater Street in front of the Rose-Wiles Bed & Breakfast is not permitted. There is a parking lot at the back of the home for guests (off Slater Street). Upon arrival, text the Owners and they will come out and assist with luggage. 

Although the neighborhood is safe and the property is well lit, it's advisable to keep your vehicle locked at all times. 

Smoking/Drug Policy

The entire Rose-Wiles Bed & Breakfast property is a non-smoking, drug free facility, including the front porch and back patio areas, which are shared by all guests. Smoking or drug use in the house, in guest rooms, or in shared areas is not allowed. We are a non-smoking facility, including the front porch and back patio areas, which are shared by all guests. Smoking within house or guest rooms will result in a minimum fee of $250 and will be charged to the guest's credit and/or debit card on file.

Guest Lodging Agreement


This Agreement is entered into between Rose-Wiles Bed & Breakfast, LLC (“Owners”) and the undersigned guests (“Guests”).

1. Purpose of Stay
The premises are used solely for short-term lodging. No parties, events, or commercial use are permitted without prior written approval.

2. Occupancy
Only registered guests listed on the reservation may stay overnight. Maximum occupancy is two people per room. Any additional guests must be disclosed and approved prior to booking. Additional fees apply.

3. Payment and Cancellation
Guests agree to the Reservation and Cancellation Policy and authorizes charges to the card on file.

4. House Expectations
Quiet hours: 10:00 p.m. – 8:00 a.m.
No smoking or vaping on premises.
No illegal substances on premises.
No firearms allowed in the home.

No burning of candles or incense in guest rooms.
Respect for the historic home and shared spaces is expected.

The Owner's intent is to welcome Guests warmly, give a quick tour of the facilities, and make themselves available as necessary. At check-in, Guests will be given a code/key to both their room and the house. Owners consider a Guest's room their own private space and will not intrude upon it unless an emergency arises (as determined by the Owners). Owners have private quarters in the home as well.

5. Damages
Guests are responsible for damages, excessive cleaning, or missing items.

Routine cleaning is expected; however, excessive cleaning due to spills, accidents, violation of policies, etc. will result in additional charges. These charges will be determined by the expense and/or effort necessary to complete the cleaning and/or repair/replace damaged or missing items. The cost will be charged to the Guest's credit or debit card on file.

6. Pets

Dogs are approved on a case-by-case basis and must be approved in advance. If approved, there is a $50 non-refundable pet fee per day. Dogs may not be left unattended anyhe Twhere in the home. Dogs are not allowed on the furniture. 

 

When Guests leave the home, for any reason, they must take their dog with them. Due to local leash laws, dogs must be on a leash at all times when outside the home. Dogs must be well behaved and get along with other dogs and cats. Guests can utilize the fenced-in back yard, however, they must remain outside with their pets and pick up after them. 


7. Safety & Liability
Guests assume responsibility for personal safety and belongings.

8. Right to Refuse Service
The Owners reserve the right to terminate lodging if a Guest's behavior compromises the safety or dignity of any other person (or animal) in the home.

9. Inclusive Hospitality Statement
The Rose-Wiles Bed & Breakfast is an affirming and inclusive space. Harassment or discrimination of any kind will not be tolerated.

10. Agreement

By signing, Guest confirms understanding and acceptance of all terms.
